A real estate project in Pakistan had a working financial model, but not one investors, lenders and the developer could all rely on to make decisions. We expanded it into a full-scale investor decision-support tool, with dedicated dashboards and returns visible at both the phase and project level.
The Client asked us to expand its existing model with equity, lender and developer dashboards, and to determine floor area ratio (FAR) and revenue share metrics to strengthen planning compliance and make government obligations transparent.
The model also needed to compute phase-wise and project-wise FCFF, FCFE and return metrics, and to test multiple investor entry and exit strategies and shareholding structures.
FCFF and FCFE calculations had to work consistently at both the phase level and the consolidated project level, without double-counting financing flows.
Investor entry and exit timings had to be modeled against varying equity splits while keeping returns comparable across cases, and three dashboards had to present the same underlying model without any inconsistency in the figures.
We structured the cash flows so each phase could be read on its own and rolled up cleanly into the consolidated project, with financing flows counted once.
On that single foundation we built three lenses for the developer, the lender and the equity investor, so every stakeholder sees their own view of the same numbers.
We upgraded the Client’s real estate model to improve visibility on project economics, financing and investor returns.
The Client gained an auditable decision-support tool for evaluating investor returns, government obligations and phasing and pricing strategies.
The model is suitable for investor presentations and negotiations, and lets stakeholders evaluate performance at either the phase or the project level.
